                   Due to the control we have over design 
                    and scope, it is comparatively easy to provide the client 
                    with a fixed construction cost early in the project. As constructors, 
                    our costing is based on facts rather than assumptions. The 
                    cost of the 'unknowns' is minimal. Constructibility assessment 
                    and value engineering allow us as a Design-Build team to evaluate 
                    alternative materials and building technology to rationalize 
                    costs and provide the best-designed value for the money. The 
                    greatest saving is in the elimination of layers of markups 
                    of contractors and sub-contractors in traditional Design-Bid-Build. 
                    Instead, we employ a transparent system of consistent, scientific 
                    cost analysis that is open to client audit and scrutiny.
